Commission approves development permit

The Planning Commission approved two development permits and a lot split at its last meeting on Tuesday, June 9.

Commissioners Sheila Colvin and Garrett Brown were both absent and J.W. Smith was tardy, but the meeting began with a quorum of four.

The commission approved a significant development permit for Bank of the Ozarks to construct a 3,690-square-foot bank at the 2400 block of U.S. Highway 412 East. Currently the slightly larger than 1.3 acre site is a vacant field that is due south of the Hampton Inn Hotel, according the staff report memorandum from the city.

The zone it will be constructed in is a C-2 commercial roadway zone. The permit will now be presented to the City Board of Directors at its July 7 meeting.

The commission also approved a rezoning permit for two acres at the 2300 block of U.S. Highway 412 East from C-1 general commercial to C-2 roadway commercial.

The staff reports of the memorandum stated that it was unclear why that property and the properties to the east were zoned as C-1, which is more typically for downtown zoning. The staff reports continued to say that all property along the 412 corridor should be zoned as C-2.

The staff reports also read that the applicant intended to market the property for commercial use, but the staff has no idea what those uses are. This issue will also appear before the board of directors at their next meeting.

The commission also approved a lot split on the request of the property owner, Bob Roberts. He applied to split his 23.21 acre parcel into two tracts; one at 6.91 acres and the other at 16.30 acres. Roberts told the commission he was retiring and did not need the land and was wanting to sell a portion of the split to his neighbor.

This issue does not have to go to the board of directors, so the commission had the final say on the matter with their approval.
