Commission OKs rezoning request

The Siloam Springs Planning Commission approved a property rezoning, which was the only agenda item during a six-minute meeting on Feb. 13.

The 0.17-acre property located at 609 North Gunter Street is owned by Wood Creek Properties, which requested the rezoning from I-1 Industrial to C-1A Light Commercial. It plans to construct an office/shop building that will require a permit approval once plans are submitted through city staff.

Shop buildings to the east of the property also have the C-1A zoning, according to city senior planner Ben Rhoads.

"When the zoning map was created this whole area was slated to be industrial, which also is what is shown on the future land use map," Rhoads said. "However, the existing lot configuration in the Hico Addition doesn't allow for that industrial zoning due to constraints in the lot width ... the lot is 60 feet by 120-feet deep, so for these reasons staff is recommending approval with no conditions."

Rhoads also said that neither property owner next to the location had voiced any concerns about plans for the property. After no discussion from commissioners or comments from the public, commissioners voted 7-0 in favor of the rezoning request.

The city's planning commission meets on the second Tuesday of each month.
