Poultry supply business given recommendation

A development that would bring a new 10,000-square-foot poultry supply facility to Siloam Springs has earned a recommendation from the city's Planning and Zoning Commission.

Commissioners voted 5-0 to approve a significant development permit and a lot consolidation for the project, located on 1510 E. Main St., which would operate as a "Reliable Poultry" branded business. There was little discussion on the agenda items.

Chairman Karl Mounger asked Ron Homeyer, the civil engineer representing the developer, if the staff-recommended conditions were approved by the developer. Homeyer answered that the conditions were amenable to the developer. The conditions included street fees to be paid and a requirement that the applicant acquire certification from an attorney or title company, which Homeyer said is already in progress.

The significant development permit, along with each of the other agenda items considered during the meeting on Tuesday, will go to the Board of Directors on Nov. 7.

Commissioners also:

• Recommended approval for a preliminary plat permit for the 2100 block of N. Lexington Street.

• Recommended approval for a final plat permit for the 900 block of W. Garland Street.

• Recommended approval for a rezoning permit for 1769 E. Kenwood from R-2 to C-2 for the purpose of sale. There are no proposed uses for the property after rezoning.

• Recommended approval for a rezoning permit for 502 W. Tahlequah Street from R-2 to R-4. The lot is surrounded by multi-family housing units owned by the applicant. The lot is being consolidated to meet density requirements, said Senior Planner Ben Rhoads.

• Recommended approval for a rezoning permit for 812 W. Tulsa Street and the 800 block of S. Cherry Street. The applicant is seeking to rezone from C-2 to G-I in order to start a church in the building, which served as a flea market. The two lots are adjacent, and one will serve as a parking area for the other.

Commissioner John Engle asked why the lots weren't being consolidated. Rhoads said the consolidation would add expense to the applicant, and consolidation isn't necessary because the lots both meet minimum G-I zoning requirements on their own.

Rhoads also presented a staff-approved permit that was approved because it did not require approval from the commission. The permit is for a lot line at 23400 and 23421 Raines Road and 17685 Bolinger Lane. The lot line adjustment was made to allow access to a nearby road for one of the lots, Rhoads said.
